After the pre-assembled wall panels were installed, the Smart
Choice crew would apply the 2” of SWD’s Quik-Shield 112 and
seal the seams between panels. The spray pattern was adjusted
using a distance of about 18” from the substrate, to allow the applicator to cover an adequate area per pass. The interior drywall
was fastened to the assembly after the panels were sealed.
For a large portion of the project, the building wasn’t dried in.
There were vast temperature differences between floors and
wind tunnels were created that would cool the entire place significantly. In order to mitigate this, the spray crew had to wait
until the rest of the construction crews had finished enough of
the building so they could heat sections, and then they could
only spray during the day.
The weather created the most difficulties for the team. Initially,
they tried to work at night, to remove the concern with other
trades working on site, but the humidity made that impossible.

Upscale senior living at its finest; that’s Shepherd’s Gardens
Heritage. Spacious balconies, expansive windows, and social
amenities like a theatre room, dining room, and coffee shop make
Shepherd’s Gardens Heritage a virtual paradise for its residents.
This 15-story, 59,900-square-foot facility located in Edmonton,
Alberta is conveniently located near grocery stores, banks, and
Residents also have access to the Light Rail Transit (LRT) and
underground parking giving them the freedom to go wherever
they want, whenever they want.
This new facility was created from modular panels that were
pre-assembled off-site as large panels and then delivered to the
facility construction site to be installed on the structure. This allowed for the construction of the building to take place at multiple locations and sped up the time it took to complete the new
building. The panels averaged 30’ by 15’ in size and were constructed of 2”x 6” metal studs with 5/8” gypsum wallboard. The
panels came to the site with 4” of Styrofoam on the outside.
For this project, it was determined by the building owner that
spray foam would be the best insulation solution. Smart Choice
Spray Foam & Coatings was chosen as the spray foam contractor
due to the General Contractor’s prior working relationship with
them. Smart Choice has a reputation for efficiency and getting
the job done right the first time.
Smart Choice are true professionals when it comes to best practices in foam installation. Starting with substrate preparation, it’s
important to verify adhesion before beginning. Testing on all of
the substrates, including the exterior sheathing, was done prior
to application. The foam had excellent adhesion and it was determined that no primer was needed. Each morning, the sheathing
board was checked for moisture and wiped down thoroughly before the foam installation. This was required because the application was taking place in the late Fall of 2015, when condensation
and frost were prevalent.
